RENTAL FEE STRUCTURE OPTION A – Commission to Premier Properties Equivalent to 1 Months’ Rental – Once Off This option includes: Finding a suitable tenant, negotiating the lease, signing of the lease and all relevant administrative functions. Checking credit references, collecting payment of a deposit and collecting payment of the first month’s rent. Keys are handed to the new tenant only after all payments are received, and a inspection of the condition of the flat is carried out at the beginning of the lease. Arrangements are made, in writing, on behalf of the Lessor, for payment by the lessee of the rental, direct to the Lessor, from the 1st day of the second month of the lease, until termination of the lease. OPTION B – Commission to Premier Properties of 10 % (plus VAT) 1. Rental is collected each month by Premier Properties and paid over to the Lessor after deduction of commission plus vat, for the duration of the lease. In addition, levies and other payments may be deducted from the gross rental, and paid over as instructed by the Lessor. Such instructions to be given in writing to Premier Properties by the Lessor. 2. Regular inspections of the property are carried out and one is conducted on termination of the lease. 3. If the tenant fails to pay the rent on due date, the recovery process will begin 5 days after the due date. A letter of demand will be issued to the tenant for the rental plus a let payment charge. Failure to comply with this demand will necessitate the employment of an attorney. The agency fee comprises 10% of the monthly rental, Plus Vat, and is deducted on a monthly basis.
